Cost/Lifespan:Most Architectural Laminated shingles will cost between $150 to $400 per square  and depending on proper installation and maintenance your new asphalt roof should last you 15 to 30 years 

Metal Roof

Metal Roofs are starting to become more and more popular as the years go on. Especially In Northern Michigan does the Metal Roof gain its popularity because of its ability to shed off rain and snow from its sleek Metal panels. Its One of the most durable roof system out there and it comes in a wide variety of styles and colors. Metal Roofs have a lifetime lifespan.


Cons: Metal Roofs are expensive as they are a lifetime product and installation takes a lot more time and knowledge than a standard roof system.


Cost/Lifespan Metal Roofs depending if its standing seam or agricultural steel (Pole barn steel) Ranges from about $400 to $1000 a square (Roof square=10ft by 10ft area on roof). Cost is more because the durability Installation and lifespan of your new metal roof is anywhere from 40 to 80 years. In the end you will save money.  

Custom Slate/Tile Roof/Flat Roof

Different types of flat roofs are EPDM (adhesive application)  PVC and TPO which is a Welded application. All flat roofs are pitched with Flat insulation board for water run off.


Pros: being a natural stone Slate and tile roofs are strong and durable durable providing optimal longevity. Tile roof systems greatly increase your home value by having a beautiful look to your new roof. Flat roofs provide a superior moisture barrier for your flat pitched roof.


Cons: Slate and tile roof systems can be very heavy anywhere between 700 to 1400 lbs per square.They also sometimes are fragile if stepped on and replacement can be hard.  Flat Roofs tend to hold water as they are not pitched to have water run off.


Cost/Lifespan: Depending on the material a tile roof will cost you anywhere from $10 per square foot to $25 per square foot and will last you over 100 years Flat roof will cost you around $250 to $350 per roof square and will last about 50 years.
